Tenants in with outdoor mall

An outdoor lifestyle center that is scheduled to open in May has announced 24 more specialty tenants, bringing to 66 the number of retailers that have agreed to locate there.
Haagen-Dazs, Lens Crafters, Peet's Coffee & Tea and Pacific Fish Grill are among the latest retailers to announce plans to locate at The Shoppes at Chino Hills, said Matt Landers, senior manager with Opus West Corp. in Phoenix, the project's developer.
The new tenant signings were announced March 20.
The Shoppes at Chino Hills is a planned 400,000-square-foot open-air center that is under construction at Grand Avenue and Peyton Drive. Its first phase is scheduled to open May 23.
Anchor tenants will include California Pizza Kitchen, Barnes & Noble bookstore and Banana Republic.
Each of the latest tenants will occupy pads ranging from 1,000 to 4,000 square feet.
Opus West officials aren't worried about opening a major retail center during a sluggish economy, Landers said.
"Chino Hills has such a high median income and a high housing density that we aren't too concerned about that," said Landers, who described The Shoppes at Chino Hills as a smaller version of the 1.3 million-square-foot Victoria Gardens in Rancho Cucamonga.
The project is well-distanced from its nearest competition: Victoria Gardens, Montclair Plaza, Brea Mall, Galleria at Tyler in Riverside and Promenade Shops at Dos Lagos in Corona, Landers said.
"If you look at the retailers we've signed, Chino Hills is a hole in the market for them," Landers said.
Besides the Chino Valley, The Shoppes at Chino Hills will draw from the 91 Freeway corridor and Diamond Bar in Los Angeles County to north Orange County, roughly a 15-mile radius, Landers said.
The Shoppes at Chino Hills's second phase will be built in about three years.
It will include more retail, housing and a hotel. The hotel's size hasn't been determined, Landers said.
The Shoppes at Chino Hills is expected to generate about $1 million a year is sales tax, said Christine Kelly, Chino Hills' director of community and economic development and planning.
Opus West meanwhile is developing The Commons at Chino Hills on 50 acres at Chino Hills Parkway and Ramona Avenue next to the 71 Freeway. That 500,000-square-foot project is expected to be ready by the end of this summer.
